Our custom home building process is defined by clarity, structure, and intention - designed to make the journey as enjoyable as the final results. With streamlined procedures, clear communication, and thoughtful planning at every stage, we remove the stress and uncertainty often associated with custom building. Our highly organized approach allows clients, architects, and designers to focus on creativity and collaboration, knowing each decision is guided by proven systems and expert oversight. The result is a process that feels both fun and purposeful, where inspired ideas are translated seamlessly into a beautifully built home.

Process & Procedures 

• Phase 1: Architect Selection
  • We will work with any architect our client selects, and we also can recommend several with whom we have established trust and strong relationships with. Once selected, you will contract directly with the architect, maintaining control over the process and ownership of the work. Fred Olivieri Custom Homes will participate in client/architect meetings to ensure seamless collaboration.
• Phase 2: Design Development
  • The client, architect and Fred Olivieri Custom Homes will participate in a programming meeting where in-depth discussion of home design will come to life. Clients are encouraged to bring inspiration photos, wish lists and come prepared to dream out loud as the architect gathers information to curate a home that is unique to our client and their way of life. After the initial meeting, we will all re-convene several times to review architectural drawings before finalizing.
• Phase 3: Interior Design
  • Fred Olivieri Custom Homes offers in-house interior design services. Clients will work closely with our interior designer and team who are passionate about curating spaces that feel both intentional and effortless. Through collaboration and thoughtful planning, we help clients transform creative vision into interiors that balance beauty with everyday functionality.
• Phase 4: Construction Schedule & Budget
  • During the Budget Phase of the New Build Process, Fred Olivieri Custom Homes provides preliminary square foot cost estimates to give clients an early understanding of potential project investment—even before architectural drawings begin. As the project progresses into the Schematic Drawing Phase, a more detailed and refined budget is developed based on the evolving design. The final stage of budgeting occurs once Construction Drawings are completed, at which a comprehensive Final Proposal is issued.
  • In alignment with the Initial Budget Phase, a preliminary Project Timeline is developed to give clients a clear understanding of the overall schedule, including the drawing phase, permitting period, and anticipated construction duration. Once Construction Drawings are completed and all permits have been secured, a comprehensive and detailed Project Schedule is presented. This final schedule outlines the full start to finish timeline of the new home build and highlights key milestone dates throughout the construction process.
• Phase 5: Construction Management
  • Fred Olivieri Custom Homes will obtain required permits from local jurisdictions and commence with construction. Our team meticulously oversees every phase of construction, maintaining a hands‑on presence to ensure quality, safety, and integrity are never compromised. By working collaboratively with trusted partners and craftspeople, we uphold the highest standards in every detail. Throughout the build, and at the very end, we will conduct a client walk-through to ensure the home meets all expectations. We will provide our client with an extensive closeout package that includes all warranties, maintenance materials, and other specifications that went into the home.
